Manhattan Office Building Offers Twist On Flex Space

eEmerge, a self-funded subsidiary of SL Green and tenant in a Green-owned building at 440 9th Ave. in Manhattan, is offering a twist on "flex space." The firm offers full-service digs for periods as short as several days to tenants that include entertainment companies. Rents are in the neighborhood of $800/person per month, instead of on a square-foot basis. The idea seems to be paying off; the firm is adding 11,000 s/f to the 55,000 s/f it already occupies in the building. Meanwhile, eEmerge signed a second lease at 28 W. 44th, another SL Green building. Its 21,500 s/f there will be aimed at corporate tenants.
